Move-Out Process

Step-by-step guidance for your move-out

This guide outlines what to do before, during, and after your move-out. Each section provides clear steps to help you prepare your home, complete your inspection, and understand what happens next.

For questions at any stage, call us at 844-874-2661 or visit our Move-Out FAQs.

60+ Days Before Move-Out

Key First Steps

Start with these tasks to stay on track

Step 1: Confirm your move-out date

Review the date in your Notice to Vacate (NTV) form. If you still need to submit your notice, please contact us at 844-874-2661 and we’ll guide you through the process.

Please note that, once you have signed your NTV, the form becomes final and you may not be able to revise or cancel it.

Step 2: Provide your forwarding address

Submit your new forwarding address here. This ensures we can send your final statement and any applicable refund promptly.

Step 3: Keep utilities active

Please keep power, water, and gas on until your move-out date.

Step 4: Review the Move-Out Checklist

Download and review the Move-Out Checklist for the full list of items to complete before move-out.

30 to 7 Days Before Move-Out

Preparing Your Home

Refer to the Move-Out Checklist for a complete list of tasks to complete so the home is ready for inspection

Clear everything out

Remove personal belongings and trash from the home, garage, yard, patio, and storage areas.

Clean thoroughly

Wipe down appliances, sinks, bathrooms, cabinets, floors, windows, baseboards, and light switches.

Schedule carpet cleaning

All carpets must be professionally cleaned prior to your move-out inspection. Please keep the receipt for your move-out inspection.

Wall repair

Filling nail holes, washing walls, and repainting dirty or scuffed walls (only repaint the whole wall – please do not touch-up spots) can be done yourself. For larger repairs, our maintenance team will complete them to ensure they’re done correctly.

Outdoor care (if applicable)

Please make sure to mow, trim, weed, sweep patios, and clean up pet areas.

Replacements and final cleaning

Replace filters, bulbs, blinds, or screens if needed. Sweep out the garage and storage areas.

Final Inspection and Key Return

What to expect at your move-out inspection

Scheduling

We will contact you 1-2 weeks before your move-out date to schedule your inspection.

Inspection requirements

Please make sure the home is cleaned and completely empty, with all personal belongings removed.

Returning keys and access items

Leave all keys, gate fobs, garage remotes and access cards on the kitchen counter, or in the exterior lockbox if provided.

HOA-issued fobs and access cards must also be left inside the home.

Securing the home

Lock all doors behind you (other than any single-sided deadbolts).

If you use a cluster mailbox, please provide your mailbox number.

After Move-out

After Move-Out

Here’s what happens after move-out

Final statement

You will receive your final account statement by email and by mail at your forwarding address. This will include any charges, credits, or refunds.

Refunds or balances

If you’re due a refund, it will be processed within the timeframe outlined in your lease and state law.

If there’s a balance owed, your statement will provide payment instructions.

Lease-end charges

Any applicable lease-related charges, such as early termination fees or concession repayment, will also appear on your final statement.
