Once you have signed your lease, contact us to find out when your home will be available to tour prior to move in, and we will provide you with an access code. All tours should be completed within 72 hours of the home becoming available to tour. If for any reason it doesn’t feel like home, contact us to transfer your lease to another home, or cancel it.*

How do I qualify for the Pre-lease Guarantee?
To qualify for the Pre-Lease Guarantee, you must have your application approved for a “Coming Soon” home, pay your hold deposit, sign a lease, and pay your security deposit prior to the home being available for tour. Once the home is available for tour, you must tour the home within 72 hours and notify us in writing of your intent to transfer or cancel due to the home not meeting your expectation.
What is pre-leasing?
Pre-leasing occurs when a home is not available to tour but is available to lease by a future resident. Homes on our website that are “Coming Soon” are available for pre-leasing. These homes may not be available for tour due to a current resident still residing at the home or because we are busy preparing it for touring. Listings for these “Coming Soon” homes will include a date available so you can plan your move and pick a lease date.
What is required to pre-lease a home?
To pre-lease one of our “Coming Soon” homes, simply apply online and pay your hold deposit. If your application is approved, you will need to sign your lease within 48 hours, and pay your security deposit. Once the home is ready for viewing, you will have the option to tour it. In order to exercise the Pre-Lease Guarantee, you must tour the home and notify us in writing within 72 hours should the home not meet your needs.
What happens if I cancel my lease?
If you cancel your lease within the 72-hour tour period under the Pre-Lease Guarantee, we will refund your security deposit and cancel your contract with us. However, your hold deposit will be forfeited.
Can I transfer to another home?
Yes. If after touring the home you have pre-leased, you are not satisfied with the home, you will be eligible to transfer your application to a comparable Tricon home. If you qualify for the Pre-Lease Guarantee, we will transfer your hold deposit and security deposit to the new home for you.
What is a “Comparable Tricon Home”?
A comparable Tricon home is any other Tricon home available for leasing that meets your needs and for which you qualify for based on your application criteria.
How many times can I use my Pre-Lease Guarantee to transfer to another home?
The Pre-Lease Guarantee may be used once to transfer to another home. Should you wish to transfer to another home a subsequent time, your hold deposit will be forfeited.
Homes Near You
*This program is only applicable to Tricon homes available for pre-lease. Lease cancellations will result in a forfeit of the hold deposit. With the Pre-lease Guarantee, if you choose to cancel your lease you will forfeit your hold deposit for the home, but you will be released from any other lease obligations. If you choose to transfer your lease to another Tricon home, we will transfer your hold deposit to that home.
